Hello neighbors,
First I want to give a quick shout out and thank you to Ken Russ, Gary Pernaa, Bill Maloney and Michael Johnston for stepping up and helping us put many tons (3K) worth of gravel down on the Goat Peak Ranch Rd shoulders. We did not have the budget this year to do the entire road but we accomplished a lot and were able to make that road wider and safer with limited resources. These owners used their own equipment at their own expense to help their neighbors.
We will plan on having a meeting most likely in early February to present final cash flow numbers for 2021 and budget for 2022. 2022 is the last year of the five-year budget that we developed in 2017. Later in 2022, we will be presenting a proposed three-year budget for 2023-2025 which you will all have an opportunity to comment and vote on. In the meantime, the sooner you can send in your 2022 HOA dues the better, as we are to the point of having to dip into our reserve fund to pay for snow removal. But due to good planning we actually do have a reserve fund to fall back on.
As you all know we have been getting slammed with snow! We are lucky to have an extremely capable and responsible vendor who has gone above and beyond getting out early, in addition to cutting and removing trees that have fallen across the road. A few of us have been clearing trees as well. To those that have been helping out in this area, you have my heartfelt thanks. I also want to thank the 95% of owners who have been responsible in keeping the areas around their driveways cleaned up and pushing snow well past the berm created by the plows on the road. This is very important for them to do their job. And thanks to the owners that are making sure that any dead trees in their lots are not threatening to fall on the road.
Unfortunately we have had a couple of situations where owners or tenants of owners have been verbally abusive to our plowing crew and neighbor volunteers along with parking or abandoning vehicles on our roads and cul de sacs.
Owners, tenants and vacation guests need to know that vehicles are not allowed to park on the road under ANY circumstances. This is explicitly stated in our CC&Rs. This is especially important when our crew is trying to keep the roads clear. If you are unable to clear your berm yourself then you need to hire someone to do it. If we have to have any vehicle towed we will, and the owner of the property will be billed. That owner will also be fined in accordance with our fine schedule. If you are a part-time owner, you need to make arrangements to have your driveways cleared before you get here so you have somewhere to park your vehicles other than on the street. Anyone violating the CC&Rs by parking a vehicle on the road is making a hard job even harder.
